Does my basement bathroom have to have an electrical outlet to meet code?

I am in the process of selling my home and the code officer says every bathroom needs an outlet to be up to code. I was told by an electrician that since this isn’t new construction that bathrooms do not need outlets to meet code.
This is not new construction and was there when I bought the home.

    They are both right. For the most part you do not need to upgrade your bathrooms to meet the latest codes, however some lending agencies require it in order for the house to qualify for their type of loan. FHA loans are the most restrictive. FHA loans require certian code criteria to be met before they will finance the house. Usually they requrie that bathroom outlets be upgraded to GFCI type outlets. I’ve never heard of a requirement to add an outlet in a bathroom. It is usually considered more dangerous to have an outlet in the bathroom so it’s odd you have some code guy wanting you to add one.

    If the basement bathroom was added without a permit, then there’s a whole new can of worms. You are at the mercy of the code guy. Regardless, though, even if the code guy is wrong, (assuming he is a city inspector) if he insists on the outlet, you don’t have a lot of recourse other than to comply.
    If he’s some inspection agency hired by the realtors, you have some room to argue. mermeliz

    It would be an enhancement to a bathroom, be sure if you add an outlet, its GFI and safe to use in an area where there is water. Julie

    any receptacle within 6 feet of a water source SHALL be gfci protected. if you feel the inspector is giving you a hard time you can always reguest a third party inspection to bypass that bully booboo

    Just for your own good, the bathroom outlets need be the no-fault grounded type. In your sales ads or sales agreements, I would specify that you are selling the house on an “as is - where is” basis. &
    DO Not sign any agreements that the house will meet codes. Later, a new owner may take you to court for numerous items.. Most towns & city’s will not switch over the utilities to a new person, without inspecting the premises. If they pass it, you’re probably okay. Rex K
